For a double close, I'd ask about both signed contracts, the end buyer's ability to close, and title's instructions for moving and releasing funds. I'd also want a clear answer to this: if the first closing happens and the second falls apart, who owes what? That still leaves your purchase price and projected profit to check. Your comps, rehab budget, funding fees and holding costs need their own review. Requirements vary by funder. Don't assume an approval includes a review of your ARV, rent projections or resale plan. Ask which assumptions they checked before relying on their yes.
