CoreWeave, Nebius and IREN all get thrown into the same neocloud bucket, but the money behind them looks very different. CoreWeave closed a $3.1 billion loan in May at SOFR plus 4.5%. It supports infrastructure for two customer contracts. That’s a lot of floating-rate debt attached to GPUs that won’t stay cutting edge forever. Nebius is trying a partner model. The partner pays for and owns the facility and GPUs. Nebius supplies the design, cloud platform and customer access. IREN has about 5 GW covered by grid agreements and similar arrangements.
