I want to learn more but in theory it sounds a great product. [Spoken audio]: Maybe walk me through how you're able to do this with no liquidation risk, how it's different, and what happens if there's a 75% drawdown in Bitcoin? Yeah, and that's one of my favorite questions because it shows the power of the product. And really, we have two different Bitcoin-powered mortgages. So the Bitcoin-powered mortgages are product line. Under that product line, there are two options you have. The self-repaying mortgage, which is our flagship product that was created based off of my personal experience and the Bitcoin mortgage reserve which was created by popular demand from the community demanding an under collateralized lending product. So let's start with like the self-repaying mortgage and I'll kind of hop back and forth between the two and hopefully everybody can follow along but the when you use the self-repaying mortgage you have to post one to one collateral. So if you're going to buy a $500,000 home you need to post $500,000 of Bitcoin. Now, this is already an advantage because if you borrow against Bitcoin on margin and you want 500k, you got to put up a million dollars of Bitcoin. And then again, you're dealing with margin calls and liquidation risk. But with us, it's only one to one. And how are we able to do that? Well, we do collateralize the Bitcoin and the property title. So there's two components that are securing the loan, the property itself and the Bitcoin. So that risk reduction, where you have access to two pools of liquidity, the pristine collateral and the property title, allows us and enables us to eliminate margin call and liquidation risk. Now, can you lose your Bitcoin? Yeah, you can. Just like you can lose your house if you don't make your payment. So how lenient are we on that? If you don't make your payment, you have 15 days before your payment enters default. Once your payment enters default, you get a notice of default. You now have 90 days to cure the default. So you have 105 days to solve your problem before you lose your Bitcoin. And by the way, Scott, with this problem is literally just making your monthly payment. It's not like a massive balloon payment or anything. It's your normal committed monthly payment that anyone would make on any asset that they have. That's absolutely right. Yep, you only have to make your monthly payment. And with the SRM, where the magic really happens is, let's say you lost your job or your, you know, your changing jobs, your relocating, whatever it is, we let you pay from the collateral. So you can take a very small chunk of the collateral that you have and make that monthly payment to to avoid the default risk.
It's been a big year for DeFi lending: • Aave V4 went live in March • Silo V3 was released in March • Fluid DEX V2 is almost ready to launch And now Morpho Midnight is live as well. There's still a lot of innovation happening in DeFi, and that's great to see.
